Suggested Documents Needed for the Application

Getting your documents ready ahead of time makes the application and approval process go smoother. We will let you know exactly what documentation you need after your loan has been reviewed by underwriting, but here is a list of suggested documents we may ask you to provide.

Purchase

  • Employment & Income
    • Address for present and past employers going back two complete years
    • Last two years' W-2's or 1099's
    • Paystubs cover the last 30 days
    • If self employed, two years of tax returns (corporate & individual)
    • Diploma or transcript if full-time student during the past two years
    • Divorce decree and evidence of 12 months payment for child support/alimony (if using this income to qualify)
    • Legal photo identification
    • Valid Social Security Number or Tax Identification Number
  • Assets & Liabilities
    • Statements covering transactions for the past two months for all back/stock accounts (or quarterly statement for stocks/bonds/IRAs)
    • Name and address of landlord if you are currently renting
    • Copy of ratified divorce decree or separation statement for alimony or child support obligation
  • Purchase Transactions
    • Fully signed sales contract and all addendums
    • Copy of listing
    • Front & back of cleared check used for deposit on home you are purchasing
    • Copy of ratified contract and all addenda for present home if you are selling
    • Copy of lease for present home if you are going to rent out your property
    • Copy of listing if home is not sold yet
  • Refinance Transactions
    • Copy of your Homeowners insurance policy
    • Copies of loan statements if they will be paid off with proposed loan proceeds
    • Copies of trust documents if applicable
